Plan check
One check per project, fixed scope and fixed price: the measures claimed in the application are read against the commune's binding provisions — every claim with its article, the page of the source and its result in words.
- Scope
- One project, fixed review scope
- Delivery
- In writing, within two working days of receiving the documents
- Price
- from CHF 800 — fixed price per project
- Billing
- Invoiced — no online payment, no checkout
What is checked
The application's claims are set against the commune's binding provisions, claim by claim.
- Boundary setbacks and building separation distances
- Heights: building, façade and total height, as the commune defines them
- Utilisation ratios: floor-area, gross-floor-area, building-mass and site-coverage ratios
- The precedence of a special land-use plan over the base regulation is resolved and stated
- Every claim with its article and the page of the source; what comes from cantonal geodata rather than an enactment carries a ~
What you receive
A written check within two working days of receiving the documents. Every finding traces back to the article it rests on — and where a provision is not unambiguous, the check says so instead of smoothing it over.
Who it serves
- Construction-law firms: a documented counter-check of the measures before an application, objection or appeal builds on them.
- Technical due-diligence advisors: a project's planning-law conformity, documented article by article.
- Developers and architecture firms: your own application figures checked against the commune's provisions before filing.
- Portfolio and asset managers: a documented check per project when an extension or replacement build is due.
What the check never contains
- No valuation and no price estimate.
- No legal advice: the check is information, not legal advice.
- No assessment of natural hazards.
- No assessment of heritage or townscape protection.
How to read the result
Every measure checked carries its result in words; colour is only a reading aid. What cannot be checked is listed under “Open points”.
The application meets the rule's measure.
The application misses the rule's measure; the difference is stated.
Met subject to a condition the check names.
~ = modelled from cantonal geodata, not official
Application = figure taken from the application, copied from the plans, not re-measured
Sample check
A complete check of a fictitious example project in Uster (parcel C3486): 15 measures checked, one deviation found on a boundary setback, every finding with its article and reference — this is what delivery looks like.
