Area check
One check per matter, fixed scope: the living area stated in an advertisement, a sales dossier or a contract is read against the area measured from the floor plans under the named rule, and against the figure the federal register holds — every figure with its source, its rule and its result in words.
- Scope
- One matter: one dwelling or one building
- Delivery
- In writing, within two working days of receiving the plans
- Terms
- Quoted per matter
- Billing
- Invoiced — no online payment, no checkout
What is checked
Every area is shown with its rule and its source, row by row.
- The stated living area, as the advertisement, dossier or contract gives it
- The area read from the plans under the rule the seller names — or, if none is named, under SIA 416 and under the rule of the federal Register of Buildings and Dwellings, both shown
- The register (GWR) figure, as recorded
- The difference from the stated area, in m² and %
- Whatever alpflo derived from the plans carries a ~
How to read the result
Every area checked carries its result in words, followed by the difference; colour is only a reading aid. "With reservation" means the result depends on which rule applies. A pure computation row carries no result.
The checked figure meets the rule's measure.
The checked figure misses the rule's measure; the difference is stated.
Met subject to a condition the check names.
The rule applies, but another, stricter rule decides the case.
~ = Derived from a model or an API: real, but not directly from the register. Please verify.
Who it serves
- Buyers: the stated area checked before the contract is signed.
- Law firms: a documented counter-calculation where an area figure is in dispute.
- Valuers and brokers: the area documented before it goes into a valuation or a listing.
What the check never contains
- No valuation and no price estimate.
- No legal advice: the check is information, not legal advice.
- No on-site measurement: the plans are the source and are not re-measured on site.
Sample check
A complete check of a fictitious detached house on the real parcel C3486 in Uster: 132 m² stated, no rule named — not met under SIA 416, met under the register's rule, so with reservation while no rule is named. This is what the delivery looks like.
