Register Value ≠ Truth

An entry in the Federal Register of Buildings and Dwellings (GWR) is a reported figure — not a truth verified on site. The year of construction, the energy source, or the number of dwellings can differ from reality if a change was never reported. This page explains what the register value states, what it doesn't, and how alpflo makes the origin of every fact visible.

Why the origin of a fact matters

Before you buy, you want to know what a figure rests on. Whether a number is reported, measured, or modelled determines how much trust it deserves — which is exactly what an alpflo report makes visible for every fact.

What is the register value?

The Federal Register of Buildings and Dwellings (GWR) records base data for every building — year of construction, category, energy source for heating and hot water, number of dwellings. These entries come from reports by municipalities, developers, and owners and are available through the open Federal Statistical Office layer.

Why “on record” does not mean “in reality”

Register data is reported, not checked on site. An energy source recorded in the GWR can be out of date if the heating was replaced but never re-reported. alpflo therefore presents such fields as “on record” — a statement of the register, not a verified truth.

How alpflo handles reported values

Every fact in an alpflo report carries an honesty state. A reported register value shows as “On record”, a missing one as “None recorded”, one derived from a model as “Modelled”, and one that cannot be retrieved as “Could not resolve”. So you never mistake a report for a measurement.

What the register value is not

The register value is not a property valuation or market value. alpflo deliberately estimates no prices — specialised providers do that. The report shows what is officially recorded and makes the origin of every fact transparent, instead of asserting a number.

Frequently asked questions about the register value
Is the register value the value of my property?

No. The register value refers to the factual data recorded in the Register of Buildings and Dwellings, not a market or fair value. alpflo produces no property valuation.

Why can a register entry be wrong?

Because register data is reported, not checked on site. If a heating system is replaced but not re-reported, for example, the old energy source stays in the register.

How do I know whether a fact is documented?

By its honesty state: “On record” means reported, “None recorded” means no entry, “Modelled” means derived from a model, “Could not resolve” means currently unavailable.

Does alpflo use the protected GWR data?

No. alpflo uses only the publicly accessible GWR layer (Level A) — never the access-restricted register.
